Our own story. Decades in the making.

Del Sur is the last phase of development for Black Mountain Ranch. In 1988, Black Mountain Ranch was purchased by predecessors to St. Paul Travelers, one of the nation’s largest insurance companies. In addition to its property-casualty insurance business, St. Paul Travelers manages a multi-billion dollar portfolio, including several large scale, master-planned and mixed use developments.

In 2003, St. Paul Travelers introduced two new partners to their venture. Its principal building partner and manager is Standard Pacific Homes, Inc., one of the largest homebuilding companies in the United States, with shares traded on the New York Stock Exchange. They have created more than 70,000 homes in California, Texas, Arizona, Colorado, Florida and North Carolina over the past four decades.

Along with Standard Pacific Homes, the venture is joined by IHP Capital Partners, one of the nation’s largest investment firms dedicated primarily to providing equity financing for residential development. Since 1992, IHP and its investment partners have created residential neighborhoods, communities and projects valued at more than $4 billion.

Del Sur now completes the dream for Black Mountain Ranch. Thousands of acres of land with parks, pools, trails, schools, shops and a town center. Close to the city, but a world unto itself.

Residents of Del Sur belong to the Del Sur HOA or another HOA. Residents of Del Sur share in the use of community common areas and facilities and also share in the costs associated with them. Del Sur common area facilities and amenities are proposed and subject to change without notice.
